<br></span>一<span>. </span>总平面设计<span> <br>1. </span>间距<span> <br>1.1 </span>建筑平面搭接错位时，<span>h</span>值（净尺寸）不宜大于<span>2.4m</span>，以免影响采光。<span> <br>2. </span>消防<span> <br>2.1 </span>总图中应做好消防车道及消防车登高面设计，注意人车分流；当消防车道下面为地下室时，结构应考虑消防车总重<span>300KN</span>荷载。<span> <br>2.2 </span>登高面<span> <br>2.2.1 </span>登高面宜在用地红线内解决，条件限制时可利用绿化带作登高面，但绿化带下应设硬地，并按消防车总重<span>300KN</span>计算。<span> <br>2.2.2 </span>当建筑物凹入处进深不大于<span>4m</span>（净宽）时，该凹入范围可计入<span>1/4</span>周边长度算作登高面；如凹槽宽度不大于<span>2.5m</span>（净宽），该宽度可不计入建筑周边总长度。<span> <br>2.3 </span>消防车道<span> <br>2.3.1 </span>高层建筑周围宜设环形或沿建筑的两个长边设置消防车道；尽端式消防车道应设<span>18m×18m</span>回车场。<span> <br>2.3.2 </span>消防车最小转弯半径：高层<span>12m</span>，多层<span>9m</span>。<span> <br>2.3.3 </span>住宅出入口处应设置人车分流专用通道；当商住楼住户大堂与流量大的商业服务空间临近时，商业用房的货运出入口宜设在地下室或与大堂入口异向布置，避免人、货流交叉，减少交通安全隐患。<span> <br>4. </span>附属用房<span> <br>4.1 </span>总平面设计时应在小区显著位置（如入口附近）设置管理用房。<span> <br>4.2 </span>应在住宅（区）的下风向和较隐蔽处设垃圾站，其面积不宜小于<span>6</span>㎡，与住宅距离不宜小于<span>10m</span>，外部与道路相连；垃圾站地面及内壁宜贴光滑、宜清洁材料，并配置给排水设施。<span> <br>4.3 </span>箱式变电在总图中要综合考虑，不应设在入口附近，建议其与主体建筑的间距不小于<span>9m</span>，以免影响景观和采光。<span> <br>5</span>．摩托车、自行车存放<span> <br>5.1 </span>总图中应结合绿化设置摩托车、自行车存棚（库），其与主体建筑的间距不宜小于<span>9m</span>；偏低档次的住宅项目，宜按每户一辆自行车、每十户一辆摩托车设置。<span> <br>5.2 </span>出于安全问题<span>,</span>自行车库不宜设在地下车库内，应单独考虑。</span></div></div></div><div style="POSITION: </span>当洗衣机位于阳台时，洗衣污水不应直接排到雨水管内，应设防止溢流和干涸专用排水地漏；阳台栏板要考虑洗衣机位的摆放避免镂空；当洗衣机置于窗下时，窗台高度不宜小于<span>1200</span>，以保证窗的开启和给水管的设置。<span> <br>5.3 </span>进深大于<span>1500</span>的阳台挑梁要设计成梯形，避免挑梁高度过大影响室内采光。<span> <br>5.4 </span>阳台栏板下部应设<span>100</span>高边梁；阳台栏杆严禁横向设计，防止幼儿攀爬，减少安全隐患。<span> <br>5.5 </span>观景阳台宽度不宜小于<span>1500</span>，其它阳台不宜小于<span>1200</span>。<span> <br>5.6 </span>顶层阳台应设顶板；复式住宅的阳台应考虑晾衣及遮阳的需要。<span> <br>5.7 </span>北方地区生活阳台应设计为封闭阳台，且栏板及顶层阳台顶部要设保温以防止产生结露；底为架空的封闭阳台应在底板下面贴<span>50</span>厚聚苯保温板，并设吊顶。<span> <br>5.8 </span>阳台排水禁止散排应设地漏，地漏的位置建筑专业要结合雨水管，宜靠近外墙、阳台角端设置，不宜设在门口；阳台地面应向地漏找坡。<span> <br>5.9 </span>凸窗窗台高宜<span>400</span>－<span>450</span>，进深<span>500</span>。<span> <br>7.2 </span>距地<span>900</span>高以下应为固定窗扇，且全落地窗应设<span>900</span>高窗护栏（窗外为阳台或平台时不受此限制）。<span> <br>7.3 </span>窗楣应设滴水槽。<span> <br>7.4 </span>凸窗遮阳板在墙根处应设导流槽，以免遮阳板上的水停留时间过长，导致砌体外墙渗漏；或者在遮阳板外墙挑檐位置设﹥<span>100</span>高混凝土止水坎（详第四部分节点详图）。<span> <br>7.5 </span>厨卫窗台宜<span>900</span>高，窗上部应设<span>400</span>－<span>450</span>高固定扇以安装排风扇，并在相应位置设中心距地<span>2000</span>的电源插座，固定扇开关和顶灯开关一起设于卫生间门口。厨卫横向管线应贴近楼板以免挡窗。<span> <br>7.6 </span>厅卧窗上皮距楼地面高度宜为<span>2300</span>或以上；厨卫考虑设备污水管不穿洞（走梁下），可降低到<span>2200</span>。<span> <br>7.7 </span>开间大于、等于<span>3300</span>的房间窗宽不宜小于<span>1800</span>。<span> <br>7.8 </span>未设阳台的起居厅大窗开启扇最少有两扇，以便于空调室外机安装。<span> <br>7.9 </span>两侧未设混凝土挡板的凸窗设计时应考虑风向因素，开启扇不应面向主导风向以免引起漏水。<span> <br>7.10 </span>窗框与凸砼体结合的施工缝一定要用防水砂浆填实，避免杂物导致凸窗台底板部及窗角处渗水。<span> <br>7.11 <br>10.4 </span>热水管（铝塑管）埋墙时容易被设钉枪打穿，与之相连卫生间安装 毛巾杆等配件时应注意。<span> <br>10.5 </span>热水器应避免设置在浴缸侧面中间，影响使用。<span> <br>11</span>．插座、开关、散热器<span> <br>11.1 </span>插座、开关（散热器）应结合家具布置合理设计，避免与门的开启方向、流线相矛盾；床头柜、电视柜书桌处应设插座，门口、空调附近设开关；厨房应考虑微波炉、消毒柜的位置，并设相应的插座，且电器插座应避免靠近水盆、灶具。建筑专业平面门窗进行修改时应及时照会设备专业。<span> <br>11.2 </span>北方地区采用集中供暖方案时，散热器的设置应与水、电专业密切配合，校对散热器、插座、开关以及给排水管位置，以免发生冲突<span>,</span>如将插座置于散热器的后面。<span> <br>11.3 </span>可视对讲、门铃、玄关灯开关离入户门边距离宜<span>≥100</span>，要考虑玄关、鞋柜的位置。<span> <br>11.4 </span>客厅电话线与电视线插座应避免设在同一方位，书房应设电话线。<span> <br>11.5 </span>网线接口建议设在书房，不宜设在起居厅，且接口位置应结合字台及插座设计。<span> <br>11.6 </span>高档次住宅起居厅宜考虑音响线的埋设。<span> <br>12</span>． 其它<span> <br>12.1 </span>建、结、水、暖（空调）、电各专业应在初步设计、施工图设计时分阶段进行专业会审，各留洞位置应与雨落管、排污管位置相协调以免发生冲突；大型洞口应计算洞顶标高，以免与楼板、梁发生冲突。<span> <br>12.2 </span>结构设计时应注意校对梁、墙关系，并考虑梁对室内环境影响，如：<span> <br>12.2.1 </span>避免梁偏向降板房间一边而使地面出台；<span> </span>单元入口处应设雨篷，门洞最小尺寸宜为<span>1500x2300</span>，且设闭门器，地面找<span>1</span>％坡坡向门外。<span> <br>1.2 </span>设置电梯的住宅单元入口台阶处应设坡道，以方便残疾人、婴儿车通行及用户搬运。<span> <br>1.3 </span>高层住宅楼梯消火栓明设在休息平台处时，休息平台宽度应比正常宽度加宽<span>200</span>，同时设计时应注意消火栓上皮与框架梁的关系。<span> <br>2.3 </span>楼梯高度<span> <br>2.3.1 </span>多层住宅小进深楼梯结构设计时应重点注意入口处以及二层休息平台处净高不应小于<span>2m</span>；<span> <br>2.3.2 </span>消防电梯井底应设排水设施，排水井容量不应小于<span>2m3</span>，且不宜布置在电梯井内，而应布置在临近消防电梯的地方，并用暗管连接；如地下室兼人防时，应注意排水井应设在染毒区。<span> <br>3.6 </span>电梯在人防清洁区内使用时应设前室且前室门为防护密闭门。<span> <br>3.7 </span>电梯间宜自然通风采光，否则应考虑通风抽湿设施。<span> <br>3.8 </span>电梯井道不宜与起居厅、居室贴临，必须贴临时电梯井道应为隔音墙体<span>, </span>且大于<span>2.5m</span><span>/s</span>井道上部应设高度大于<span>1m</span>的隔声层，隔声层设<span>800×800</span>进出口。<span> <br>3.9 </span>速度大于<span>2m</span><span>/s</span>的电梯应在井道底部和顶部设置不小于<span>600×600</span>带百页窗的通气孔。<span> <br>3.10 </span>电梯机房楼面、墙面应采用隔音材料并考虑通风散热，窗户开启扇面积不小于房间地板面积的<span>1/10</span>，且应设排气扇。<span> <br>3.11 </span>不应在电梯机房顶板上直接设置水箱或在机房内直接穿越水管、蒸汽管和烟道。<span> <br>3.12 </span>电梯厅旁的水表房的、垃圾房、配电间等设备或附属用房应设门槛，且水表房、垃圾房设地漏。<span> <br>3.13 </span>电梯门口应做<span>1</span>％反坡，防止梯井进水。<span> <br>3.14 </span>北方地区电梯机房应采暖保温，以免顶层住户屋顶结露。<span> <br>4</span>． 裙房商铺<span> <br>4.1 </span>底商餐厅对外公共厨房应设通到屋顶排烟道；如前期设计时底商未定性，应在平面适当位置考虑设置集中排烟道。<span> <br>4.2 </span>底商应设集中供冷，前期设计时可将平面适当分区分段设置；如条件限制采用分体空调，设计时应在隐蔽位置考虑空调机位，避免靠近住宅入口。<span> <br>4.3 </span>底商应设专用的货运通道；当流量大的商业服务空间与商住楼住户大堂临近时，商业用房的货运出入口宜设在地下室或与大堂入口异向布置，避免人、货流交叉，减少交通安全隐患<span> <br>5</span>．地下室、半地下室<span> <br>5.1 </span>层高设计：应保证管道下净高<span>2.40m</span>；计算净高时须预留<span>100</span>的设备管道安装量。<span> <br>5.2 </span>底层地下室地面应设置<span>150</span>－<span>200</span>宽的排水沟，间距不大于<span>12m</span><span>,</span>沟坡度不小于<span>0.5%</span>；地面向排水沟找<span>0.5%</span>泛水；超过二层的地下室应设设计滤水层。排水沟不应跨越防火分区或人防防护单元。<span> <br>5.3 </span>首层地面应注意预留大型设备吊装孔洞。<span> <br>5.4 </span>应注意计算首层电梯、自动扶梯底坑处的地下室净高度，如高度小于<span>2.2m</span><span>,</span>此处不宜设车位或布置设备。<span> <br>5.5 </span>当地下室轮廓大于首层平面，应注意确定超出范围的地下室顶板标高；如此部分顶板必须与室外地坪标高相同时，应核算地下室高度是否满足车库或设备用房要求。<span> <br>5.5 </span>半地下室外窗底皮距室外地面高度不应小于<span>300</span>。（半地下室窗户与室外地面高度）<span> <br>5.6 </span>位于室外的地下室顶板应做好防水、保温设计<span>(</span>详第四部分节点详图<span>)</span>；防水、保温材料应采用抗压耐磨型。<span> <br>5.7 </span>地下室各设备专业一定要进行管线综合，密切配合，设计时宜按（从上到下）风道、水管（喷淋）、电气管线顺序。<span> <br>5.8 </span>室外庭院设置在地下室顶板上，覆土层较厚时要充分考虑其重量，花池排水可通过带有微孔的<span>PVC</span>管外包土工布排入最近的雨水井，或事先在地下室顶板上预留排水孔，但应做好防水处理。<span> <br>5.9 </span>当地下室上方为消防车道时，结构计算应注意考虑消防车总重<span>300kg</span>荷载。<span>
